Investment Strategy

We believe that the best opportunity to achieve superior risk adjusted yields is by investing in markets and properties not being sought by the large institutional investors who have access to low-cost funding. We target various investment opportunities including properties that are in distress due to mismanagement, over leveraged, with vacancy or tenant issues, or where current ownership does not have the time or capital to bring a property to its full potential. 

Our approach to real estate investing is dependent on our ability to source investment opportunities through our extensive industry contacts and our expertise and market knowledge within a variety of real estate investment and finance deciplines. We look to create value for our investors through, recapitalization, refurbishment, repositioning, or by cutting expenses and improving revenues through aggressive leasing strategies. 

Finding solid investment opportunities takes both in-depth knowledge of the real estate markets, a breadth of experience in a variety of disciplines and a commitment to spend the time and resources needed to discover investment opportunities that meet our rigorous criteria. Our relationships and contacts within the commercial real estate brokerage, investment, and finance communities are extensive. Often times, this allows us to be among the first to know about properties as they become available and to obtain valuable market information necessary to evaluate a property’s potential or pitfalls.

Evaluating and understanding a property’s potential value is a function of  having the knowledge, insight and experience to determine the property’s future cash flow potential and capital requirements, against the backdrop of local market dynamics and macro trends. By effectively evaluating these elements, and implementing a conservative capital structure, desired results can be more accurately predicted and projected financial results more often achieved.
